AM PM Water Damage Restoration has spent more than 15 years drying, cleaning, and rebuilding homes across Snohomish and King County. We are a small, family-owned business, and we have stayed that way on purpose. When you call, you talk to people who know your project, not a call centre.
How we work
Water damage is stressful. Your floors are wet, your schedule is gone, and you are suddenly learning words like “mitigation” and “subrogation.” Our job is to take as much of that off your plate as we can.
Dry in place whenever possible. Tearing out materials is sometimes necessary, but it is not the default. We use specialised drying systems for hardwood, walls, ceilings, and cabinets so more of your home stays intact.
Document everything. Moisture readings, photos, and drying logs from day one. Good records protect your claim and show exactly when your home is dry.
Stay with you through the finish. Our in-house mitigation crew dries the structure. Our office team manages the project and handles all insurance correspondence. Our repair team — coordinated by us and billed through us — puts it back together. One company, one point of contact.

Pack-out services
When contents need to be moved to complete drying or repairs, we can handle the pack-out ourselves or arrange it through trusted partners. Items are inventoried, packed, stored, and returned when the work is done.
