Resource Guide

The calls we get most, and what usually happens next.

Every water loss is different, but the causes are usually one of a handful of things. Here is what we see most often in Snohomish and King County.

Burst and frozen pipes

Cold snaps in the Puget Sound area catch homes off guard, especially pipes in crawl spaces, garages, and exterior walls. When a frozen pipe thaws, the split lets go. Damage is often large and fast.

Supply line failures

The braided lines feeding toilets, sinks, dishwashers, and refrigerators wear out. When one breaks, it releases water at full pressure until someone shuts it off.

Water heater leaks

Tanks corrode from the inside and eventually fail. A slow drip can soak a garage floor or closet. A full failure can empty 40 to 80 gallons at once.

Washing machine and dishwasher overflows

Clogged drains, failed pumps, and cracked hoses. Usually Category 2 water, which means some materials will need to come out.

Toilet overflows and sewer backups

From a clogged toilet to a main line backup. Anything with waste is Category 3 and needs professional cleanup.

Roof and window leaks

Heavy rain finds gaps in flashing, failed seals, and damaged shingles. Water often shows up as ceiling stains or wet insulation in the attic.

Crawl space and basement flooding

High groundwater, poor drainage, and failed sump pumps. Common in our wet season, and often discovered late because no one goes down there.

Shower and tub leaks

Failed grout, caulk, or pan liners let water into the subfloor and walls below. Often found when a ceiling stains on the floor beneath.

Ice maker and refrigerator leaks

A small line behind the fridge can leak for weeks before anyone notices the warped floor.

Slow leaks under sinks

Drips from drain fittings soak cabinet bases and subfloor over time. Insurance coverage depends on how long it has been leaking, so it is worth calling early.
