Find the water you cannot see.
The visible stain is rarely where the water started. Water travels along pipes, joists, and drywall seams before it shows up — sometimes rooms away from the source.
How we find it
Thermal imaging
Infrared cameras show temperature differences on walls, floors, and ceilings. Wet materials read cooler, which helps us trace where water has spread.
Moisture meters
Pin and pinless meters confirm what the camera suggests and measure how wet each material is.
Hygrometers
Readings of air temperature and humidity in each room tell us where moisture is concentrated.
Visual inspection
Under sinks, behind appliances, in attics and crawl spaces, and around windows, roofs, and plumbing.
Signs of a hidden leak
- Musty smell that does not go away
- Paint bubbling or peeling
- Soft or discoloured drywall
- Warped baseboards or flooring
- Water bill higher than usual
- Mold spots along walls or ceilings
- The sound of running water when nothing is on
After we find it
We map the affected area, photograph readings for your records, and recommend next steps. If a plumber or roofer is needed to fix the source, we will tell you — and we can coordinate. Then we dry everything that got wet.
